About the position
The Sales & Leasing Manager is responsible for overseeing the day to day operations of the Sales & Leasing office, overseeing the sales and leasing staff, and assisting with the selling or leasing new, pre-owned, and brokered manufactured homes at their assigned location.
Coordination of sales marketing efforts at the community. This includes tracking ad effectiveness to ensure the marketing budget is well spent.
Develop marketing strategies based on the local market and competition.
Manage the day-to-day operations of the sales and leasing office including customer service, move in process, and the leasing staff in accordance with the organization’s policies and procedures.
Development of an employee-oriented culture that emphasizes quality, continuous improvement, key employee retention and development, and high performance.
Manage and increase occupancy through home sales, home leasing, site leasing, and actively marketing the community.
Work with Operations on the management of all sales inventory, rental home inventory, and brokered homes to ensure all company guidelines are being followed.
Aid with required inspections and coordinate necessary repairs to community rental homes.
Tour the home with prospects looking to reside in the community.
Coordinate closings and accurately complete all required closing packages.
Coordinate with CM on site selection and preparation for new home orders.
Oversee the completion of monthly market surveys and recommend pricing and inventory levels to senior management.
Coordinate with community management on any service requests.

As a Sales Manager, you must be pleasant, professional, and well-spoken. You must also be highly organized and detail-oriented with the ability to manage multiple tasks simultaneously. It is also important to display excellent verbal and written communication and interpersonal abilities.
Must be 18 years of age or older
High School Diploma and 5 plus years management experience.
Marketing, sales, and leasing experience
Strong management and operational skills including customer service; public relations; performance management.
Must be willing to work evenings and weekends
Excellent communication skills including writing and verbal.
Excellent computer literacy in MS Office suite of products and other software applications.
Valid driver’s license.
Team oriented with an exceptionally strong work ethic and outstanding interpersonal skills
Demonstrated analytical and organizational skills, problem solving abilities, and attention to detail
Poised and polished professional with excellent oral and written communication skills
Strong judgement and decision-making skills
